Wynn CEO Craig Billings called the 432-key Enclave hotel in Macau a no-brainer given 99% occupancy at existing properties and the market's acute room shortage. The US$5.7 billion UAE project advances toward a September 2027 opening with operations handover in late July. Wynn committed US$169.1 million to Macau's guidance fund.
SCCG Take — Room scarcity in Macau turns non-gaming hotel additions into direct EBITDA upside that also satisfies concession terms. UAE resilience and known Nevada leadership reduce near-term execution risk for operators.
Wynn Resorts chief executive Craig Billings described the group's investment in the 432-key all-suite Enclave hotel at Wynn Palace as a no-brainer. The assessment came during the company's third-quarter earnings discussion, as reported by GGRAsia. Macau generates five times the gaming revenue of the Las Vegas Strip but has only 30 percent of the hotel rooms.
Billings stated that the demand is absolutely there. It is just a question of how to utilise the rooms. Wynn's existing Macau hotels run at 99 percent occupancy. Adding 432 suites produces obvious EBITDA.
The Enclave carries a US$950 million price tag. Construction started in the third quarter. The property is scheduled to open in early 2029. Wynn Macau Ltd committed up to MOP1.37 billion (US$169.1 million) to a government guidance fund. The sum counts as non-gaming investment toward concession obligations. Chief financial officer Craig Fullalove noted that the contribution sits on the balance sheet rather than in operating expenditure.
Billings addressed the US$5.7 billion Wynn Al Marjan Island project in Ras Al Khaimah, where Wynn Resorts holds a 40 percent equity stake. The opening moved to September 2027. Fitting out is under way. The operations team gains full control in late July ahead of the September debut. Billings called it the most exciting integrated resort opening globally in over a decade. He cited a wealthy local and expat population accustomed to gaming. Demand exceeds supply for the 1,500-key hotel.
Billings expressed no worry about potential gaming tax rises in Nevada after the midterm elections shifted the governor's office to a Democrat. Nevada is a model for how the state and the industry work together. The incoming governor is someone the company knows well. Governance remains as sane as it has for 70 years.
