Gaming and Leisure Properties (GLPI) has outlined progress on its casino real estate holdings with development spending set to reach $800 million in 2026. The company owns casino land and buildings that it leases to operators. Third-quarter revenue reached $435.4 million, up 9.5 per cent year-on-year, while adjusted funds from operations (AFFO) rose to $311.7 million from $282 million, as reported by G3 Newswire.
The largest current commitment involves Live! Casino & Hotel Virginia with The Cordish Companies. GLPI agreed to provide up to $440 million in construction funding. It acquired the project land for $27 million, for a total investment commitment of $467 million.
In Illinois, GLPI completed its $225 million funding commitment for PENN Entertainment's Hollywood Casino and Hotel Aurora landside development. A final $216.3 million payment was made upon project completion in June.
GLPI acquired the land and buildings of Bally’s Lincoln Casino Resort in Rhode Island for $700 million. The deal adds $56 million in annual rental income. The transaction covers real estate only, with gaming operations remaining under Bally’s management.
GLPI amended its financing agreement for Hard Rock Casino Rockford. It received a $16 million principal repayment and extended the loan maturity to December 2029. The revised terms include an option to acquire the casino’s building improvements.
The company entered a joint venture with Prologis to redevelop the former Hollywood Casino Joliet site in Illinois. Subject to municipal approval, the five-year project would create a warehouse and distribution park with more than 3.8 million square feet across five buildings. GLPI expects to hold approximately 20 per cent of the completed development, with potential to increase to 30 per cent through further investment.
GLPI has raised the lower end of its full-year AFFO guidance to $1.222 billion. The adjustment reflects ongoing rental income growth tied to these developments and portfolio activity. The moves demonstrate steady execution on real estate commitments without operating the gaming facilities directly.
